Two Real Estate Deals Announced

Koreatown continues to attract interest. The Champion Real Estate Co. has purchased Ancelle Apartments in the neighborhood, the company announced Wednesday. Ancelle Apartments is an 87-unit historical building comprised almost entirely of studios that is located along the Wilshire Corridor. A purchase price was not announced.

The Los Angeles real estate company has completed projects valued in excess of $1 billion and over two million square feet.

Meanwhile, Granite Peak Partners sold Victoria Business Park, a 119,576-square-foot industrial park in Long Beach. The buyer wasn’t announced.

According to GlobeSt.com, a commercial real estate site, the company originally purchased the property in 2007 with a plan to re-sell it soon thereafter. Due to the recession, however, the company drew up a new business plan. The company purchased the property in syndication with a pool of investors and has now sold the property for $15.13 million, generating a profit of 4.25 percent for investors, the site reported.

“Our plan was to execute a value-add strategy and improve some of the building elements, improve the landscaping and improve the tenancy, and then to hold for three to five years. That plan became eight years,” Bruce Savett, principal at Granite Peak Partners, told GlobeSt.com.
